Trees, roots and house cracks in Adelaide

A large tree next to a house on reactive clay can dry the soil on that side of the footing. Cracking that points toward the tree, or is worse on the tree side, is consistent with that mechanism. It is not proof on its own. Leaks and poor drainage can look similar.

Removing a tree is not automatic advice. Removal can wet the ground that the tree had been drying. The inspection is to record the tree, the house, and whether the pattern fits — then say what should be checked before anyone cuts.
